Commercial Feasibility Study: I do not limit myself to evaluating the land; I analyze the surrounding market. What unmet demand exists? What is the demographic and economic target (families, businesses, retail)?
Legal and Technical Due Diligence: I verify all legal and bureaucratic aspects: zoning constraints (General Master Plan), environmental and hydrogeological restrictions, and property status (for complex projects, it is often necessary to consolidate fragmented land parcels).
I also assess the state of existing infrastructure (roads, utilities).
Definition of Concept and Master Plan
A complex project requires a clear vision to maximize its value:
Concept Development: I define the preliminary project (Master Plan), establishing land use (residential, commercial, mixed-use) and market positioning (luxury, accessible, innovative).
Strategic Team Building: I would coordinate and network a team of top-level professionals: recognized architects and urban planners, engineers, and specialized legal consultants. My role would be that of “conductor” and “facilitator of connections.”
Added Value: I integrate elements of sustainability (energy certifications, urban greenery) and technology (smart building) to ensure high perceived value and strong future performance.
To unlock complex projects, managing relationships with public authorities is crucial. This is the most critical point and may require the submission of Integrated Intervention Plans that also provide benefits to the community (infrastructure works, public services).
It is necessary to define an action plan and a detailed roadmap for obtaining permits, proactively identifying and mitigating potential bureaucratic risks that could cause delays.
The right investment structure must be created (Business Plan with sensitivity analysis and Financial Model), identifying the suitable investor based on the project type.
The sale of a complex project begins long before the ribbon-cutting, creating a strong brand and commercial identity for the entire development area, telling the story and vision it represents.
I do not just sell properties — I sell a new neighborhood or a new hub of attraction.
Phased Commercialization: This can be a valid solution to progressively finance subsequent phases. Sales would occur by lots or phases (phasing), starting with the most attractive or least risky elements.
Digitalization: It is essential to use advanced 3D visualization tools, virtual reality, and digital platforms to showcase the area and its potential to a global audience.
